Every agent’s website says they’re the best. Including, probably, a few you’ve already looked at tonight. And I’m going to be the one to tell you… “best” isn’t a title. It’s a fit.
The best agent for a buyer relocating into central PA from out of state is not automatically the best agent for someone selling a farmhouse on ten acres in Snyder County. Same license. Very different jobs.
So instead of telling you who’s best, I want to give you the checklist I’d use if I were hiring an agent myself.
Quick answer: The best real estate agent near you is a licensed REALTOR® who works your specific town every week, has recent verifiable results and reviews, explains their pricing or offer strategy with real numbers, puts their compensation in writing, and communicates the way you like to communicate. Interview at least two or three agents and compare them on the same questions.
Why this decision matters more than the house search
You can find listings anywhere. Zillow, Realtor.com, the brokerage sites, all of them show basically the same homes. What you can’t download is judgment. The agent is the difference between the right house at the right price and a house you settle for.
And in a market like ours, where good homes in Selinsgrove, Lewisburg, and the townships around them don’t always sit long, that judgment matters even more.
The 10-point checklist
1. They’re licensed and in good standing
Look them up on Pennsylvania’s PALS license search. Free, fast, public.
2. They’re a REALTOR®
That means they belong to the National Association of REALTORS® and agree to the Code of Ethics. Here, that usually means membership in the Central Susquehanna Valley Board of REALTORS®.
3. They work your area, every week
Ask for recent examples in your town. “I cover all of Pennsylvania” is not a strength.
4. They know your situation
Moving up? Relocating? Buying a second property? Selling to move south? Ask how many clients they’ve helped in that exact situation.
5. Their reviews are specific
“She was great!” is nice. A review that names what the agent actually did, like catching a drainage problem before closing, is useful. Read reviews on Google, Zillow, and Realtor.com.
6. They show you the math
For sellers: comparable sales, pricing logic, and an estimated net. For buyers: what similar homes actually closed at, not just what they listed for.
7. Compensation is clear and written
Since 2024, buyers sign a written agreement before touring. Read NAR’s guide to buyer agreements so you know what to look for.
8. They have a real marketing plan (sellers)
Photos, pricing, timing, how they’ll get your home in front of buyers who are relocating in. Ask to see a past listing.
9. They communicate the way you do
Text person? Phone person? Email-only? This sounds small. It isn’t. Most frustration in a transaction is a communication mismatch.
10. They ask you more questions than you ask them
The best agents are curious about your life, not just your budget. What’s the vision? What has to be true for this move to feel like a win?
What nobody tells you
A big team or a big ad budget doesn’t automatically mean better service. Sometimes it does. Sometimes it means you get handed off to someone you never interviewed. Neither is wrong… you just deserve to know who’s actually going to be answering your texts at 9pm when an offer comes in.
And while we’re being honest: I don’t believe in hiring someone just because they’re your cousin’s friend. Love your cousin. Interview the agent anyway, lol.

Where I fit in
I’m Stephanie Smego, REALTOR® with Iron Valley Real Estate Mid Penn in Selinsgrove. I won’t tell you I’m the best agent in central PA. I’ll tell you who I’m best for: people moving up out of a house they’ve outgrown, relocating into or out of Pennsylvania, or buying a second property in the Susquehanna Valley.
I lost my childhood home at 26. I know what it is to lose stability and rebuild it, and that’s what I help people find now. You can read the whole thing on my About page, see my listings on my Iron Valley site, or follow the day-to-day on Instagram, Facebook, LinkedIn, and X.
Quick FAQ
How many agents should I interview?
Two or three is the sweet spot. Enough to compare, not so many that you’re stuck.
Should I pick the agent who suggests the highest list price?
Not automatically. Ask how they got to the number. A price that’s too high can leave your home sitting while the market moves past it.
Do I have to sign with the first agent I tour with?
Buyers sign a written agreement before touring with a REALTOR®, but you can ask for one that covers a single property or a short time frame.
So let me ask you…
What’s the one quality you’d never compromise on in an agent? Tell me here. I’d genuinely love to know what matters most to you.
